All properties marketed for sale from 14 December 2007 in England and Wales need a Home Information Pack. The pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

For example, if a new motorway is built at the bottom of your garden, your property has a very low energy efficiency rating and you have a public right of way leading through your land......, then all of these have an impact on the saleability of your property and possibly the price that you could achieve.

Alternatively, if there are no restrictions on your property, no evidence of future development and you have a higher than average energy efficiency rating, the value of your home may increase, in turn the transparency should enable you to sell your property quicker.
